Boxabl New Detached ADU: The Woodland Hills Owner’s Guide
If you own a Boxabl Casita in Woodland Hills and a component of the factory-fitted ADU system has failed or is showing wear, we replace it. We stock common Boxabl-compatible replacement parts locally, and an installed replacement for a new detached ADU typically runs $350 to $1,400 depending on the specific part, labor access, and whether we reroute any rough electrical or plumbing. Most jobs are completed the same visit once we confirm the part on the truck. The way owners usually find us: a breaker trips and won’t reset, a wall panel seam opens, or the HVAC mini-split throws an error code and the ADU stops holding temperature.
We are Fielding ADU Woodland Hills, an independent ADU and room-addition contractor in the Garrison Partners family. We are not affiliated with Boxabl or its factory warranty program. What that means for you is honest: if the part is still under Boxabl warranty, we will tell you to file the claim first. If it isn’t, we will match the part, put the price in writing, and install it by the book.
Which Boxabl Models This Applies To

The Boxabl Casita is a factory-built, steel-framed 20×20-foot module delivered on a folding chassis. The parts we most commonly source for it include the HVAC cassette and outdoor condenser, the panelized wall and roof connections, the folding-wall hinge assemblies, the floor-pack anchors, and the standard electrical panel internals. If your unit is an early production model (2021 through early 2023), the original hinge hardware and the factory silicone sealing at the fold seam are the two most common failure points. Later production runs revised both details.
How to identify what you have before you call: open the panel cover on the interior wall near the entry and look for the model plate. It will list the production date, serial number, and configuration code. The configuration code tells us whether you have a standard one-bedroom layout, a two-bedroom split, or an ADA-configured unit, and it drives which replacement parts match. When a part from Boxabl is months out or marked up heavily, we source from the same supply channels used by prefab installers across Southern California. For most electrical and HVAC components inside the unit, a quality UL-listed aftermarket equivalent performs identically to the factory part, and we will tell you when it doesn’t.
Signs Your Boxabl New Detached ADU Is Failing
- The mini-split runs but doesn’t cool or heat. In Woodland Hills summer heat, this is almost always a refrigerant charge issue or a failed condenser fan motor. The unit will blow air but the air never actually changes temperature.
- Breaker trips on the kitchen or laundry circuit. The factory panel in a Casita is sized tightly to the appliance load. A toaster oven and a microwave on the same circuit will trip it, but a repeat trip with nothing running points to a loose connection at the breaker itself.
- You can see daylight or feel a draft at the fold seam. The folding wall panels meet at a vertical seam that depends on factory gaskets and sealant. When that seal fails, moisture follows it, and in Woodland Hills the real problem is winter rain working its way into the wall cavity.
- The entry door catches or won’t latch without a shove. On a Casita the door frame is anchored to the folding wall assembly, so a door that gradually starts sticking is often a sign that the anchor bolts have slack or the frame shifted out of square.
- Water pools at the base of the exterior wall after rain. This usually traces back to the perimeter drain channel or a failed seal around the utility pass-throughs. Left alone, it goes from a puddle to drywall damage inside the unit.
Replacement Cost & What’s Included

In Woodland Hills, most Boxabl Casita part replacements land in the $350 to $1,400 installed range. A capacitor or contactor swap on the mini-split sits at the low end. A full folding-wall hinge service with seal replacement runs higher. Replacing the outdoor condenser, rewiring a branch circuit, or repairing water intrusion at the fold seam sits at the top of that range or slightly above depending on what we open up.
Every estimate follows The Garrison Standard: the price goes in writing before any work starts, and the number you approve is the number you pay. No change orders mid-job, no “we found something else” phone call that doubles the bill. The written quote includes the part, the labor, the disposal of the old component, and a walkthrough of what we found. And every job carries our written one-year guarantee on workmanship. If something fails inside that year, we come back and correct it at no charge.
DIY or Call Us?
There are a few things you can safely check before calling. Confirm the breaker is fully off and back on. Confirm the thermostat is set correctly and the filter isn’t blocked. Check whether the outdoor condenser is getting power. Beyond that, I will be direct with you because I grew up in Los Angeles and spent almost two decades building in the West Valley, and I’d rather lose a job than watch a homeowner get hurt: the electrical work inside a Casita’s panel, the refrigerant-side HVAC work, and anything involving the folding-wall hinge assemblies under load is not a YouTube project. A hinge assembly that lets go when you’re working on it can take a wall section with it. Refrigerant requires a license to handle. A panel error is how houses catch fire.
If you’ve narrowed it down and want a professional set of eyes on it, call us at (559) 254-0116. We’ll quote the repair before we touch anything.
FAQs

A properly installed Casita in the Woodland Hills climate should give you ten to fifteen years out of the major systems before you’re replacing the mini-split or rebuilding the hinge seals, with the fold seam and HVAC being the first things to show age. Coastal-adjacent humidity isn’t a big factor this far inland, but our summer heat shortens the life of capacitors and fan motors by a couple of years compared to a mild climate. Call (559) 254-0116 if you want us to inspect what you’re seeing.
Sometimes. Capacitors, contactors, breakers, and door hardware can often be repaired. Hinge assemblies with metal fatigue, failed wall-panel seals, and condenser failures are replace-not-repair items. We’ll tell you which camp your part falls in before we order anything.
Most single-part replacements on a Boxabl Casita are done in one visit of two to four hours. If we have to open a wall section to get at the fold seam or reroute electrical, plan for the better part of a day. We schedule the time when you approve the quote.
We keep common electrical and HVAC components on the truck for Boxabl Casita units, along with hinge hardware and sealant systems. Less common chassis and panel components we source from the same channel most West Coast prefab installers use, and they usually land within a few days.
No. The price you approve in writing is the price on the final invoice. Scope in writing. Price in writing. Then we build. If something hidden comes up that changes the scope, we stop and put the new number in writing before we do anything else, and you decide whether it happens. No surprises, no Friday afternoon phone calls.
Get Your Boxabl ADU Back to Working Order
If your Casita is down and you want a real quote, not a callback queue, call Fielding ADU Woodland Hills at (559) 254-0116. A live person answers, day or night. Reed Calloway and our crew have been working in the West Valley long enough to know which Woodland Hills lots have tricky access, which permits the city will ask for, and which parts of a prefab ADU fail first in this climate. We’ll come out, match the part, put the price in writing, and fix it right. If it fails inside a year, we come back at no charge.
